Should You Stage your Home During Divorce?

Many of my  Divorce Mediation clients decide to sell their home as part of their plan to move forward.  However, in the middle of a divorce process, there is so much going on, that the idea of staging your home and other preparations for sale may seem overwhelming.  I recently spoke with Realtor, Zach Neutzman about effective strategies for selling a home quickly and for the best price, especially during a divorce.  Zach finds that staging is more important that people realize and can also be handled by your realtor, so you have one less thing on your To Do list.  Here’s what Zach suggests:

“Staging a home is one of the most effective strategies in real estate when it comes to selling quickly and for a higher price. According to research, homes that are professionally staged sell up to 73% faster and for as much as 17% more than non-staged homes (World Metrics). But why does this happen? The answer lies in psychology. When buyers walk into a home, they aren’t just looking for a property, they’re envisioning a future. A staged home helps create that emotional connection by allowing buyers to picture their life there. In fact, 81% of buyers say that a staged home makes it easier to visualize the property as their future home (World Metrics), with only 10% of buyers able to imagine the potential of an empty or poorly furnished home. Staging helps fill that gap, presenting a space in its best possible light.

Consider the experience of walking through a beautifully staged model home. It feels warm, inviting, and perfectly set up to showcase the potential of each room. Now, compare that to a spec home that is completely empty. The difference is night and day. Without furniture and decor to highlight a room’s best features, it can feel underwhelming, and buyers may have trouble gauging the size and functionality of the space. This is why staging is so important. It creates a lifestyle that buyers want to step into.

I’ve personally seen the impact of staging on listings that initially sat on the market for months, vacant and unstaged. These listings eventually expired or were canceled, and that’s when I stepped in, implementing a fresh approach. After bringing in professional staging and improving the marketing, we saw dramatic improvements. The homes sold quickly and for more money than they were previously listed for. This experience mirrors the data showing that staged homes consistently outperform their non-staged counterparts in both speed and price.

Moreover, staging isn’t just about aesthetics. It’s about creating a lasting first impression. Buyers form opinions quickly, especially in today’s digital age where 95% of buyers start their home search online (World Metrics). Photos of a staged home stand out, attracting more clicks and higher-quality showings. Most agents would agree, staging can increase a home’s perceived value and help overcome minor imperfections.

In summary, if you’re looking to sell your home faster and for top dollar, staging is an investment that pays off. It’s not just about making a home look nice—it’s about helping buyers feel connected to the property and creating a sense of possibility. With staged homes selling faster and for more money, it’s clear that the power of presentation can’t be overstated.”
